This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Introduction
Quiet countryside location at the end of a private drive off a private road. The road can be a little uneven at certain times of the year.
there are 2 bedrooms each with ensuite shower room.
There is access to a groundfloor wet room, toilet and utility room shared with the owners ajoining accomodation.
there is a bed settee on the 1st floor that can be moved to the ground floor on request.

Pre-Arrival
- Whitchurch – Shropshire is the nearest railway station @ 7 miles from the property.
- Taxi’s are available by telephone.
- We can collect you if arranged prior to your visit.
Key Collection, Welcome and Car Parking
- A member of the owners family will greet guests on arrival to guide them though the property and hand over keys.
- Parking is at the front of the property on a concrete yard area.
- a level flag pathway leads to the cottage.
- Outside lighting is operated by sensors or it can be switched on by guests from inside the property.
Entrance to Property
- There is one step up into the property which is accessed via 5ft 6in french doors.
- Ramps can be provided.
- Internally the cottage is lit by ceiling spotlights on the ground and first floor.
- the floor suface is oak in the lounge and dining areas with non-slip tiles in the kitchen.
- The accomadation is warmed by underfloor heating provided by a groundsource heat pump.
- The property is double glazed.
- the is a large raised pile rug in the lounge area.
Halls, Stairs, Landings, Passageways
- The large double staircase rises out of the entrance area.
- The sataircase is 3ft 6in wide, made of wood and is open plan. It is well lit and there are double handrails.
- there are 7 steps to the half landing with a further double set of 6 steps to the first floor.
Sitting Room/Lounge
- The lounge area contains 2 leather 3 seater sofas and a footstool. I reclining armchair with a fabric covering a large coffee table in the middle of this space and a large dresser against the west wall.
- The wide screen TV & DVD (with remote control) stands on a unit against the east wall. There is an additional sound bar to improve sound quality for those who may be hard of hearing. the TV also has the facility to add subtitles.
- This is a large open space that affords easy access around the furnishings.
- There is access to the patio (level flags) via a set of french doors (one step down).
Dining Room
- The dining area is next to the kitchen. There is a large farmhouse kitchen table with 6 chairs, a book case containing a collection of DVDs and CD’s, a rocking chair and a church pew sits along the north wall.
Kitchen
- The kitchen has a non slip tiles floor and wood units, mainly at low level. there are three wall cupboards. lighting is via ceiling spot lights, under unit lighting and a light from the extraction hood over the range cooker.
- there is a microwave, American fridge freezer, electric kettle and toaster.
- the sink tap is a duel control with twist knobs.
Bedrooms and Sleeping Areas
- There is a twin bedroom that can have the 3 ft divan beds placed together to form a large double on request. there are two chairs and a set of draws in the room. Furniture may be moved to suit guests requirements. The bedroom has direct, level access to the shower room. There is a walk in shower, the sink is wall mounted with lever taps. The floor is nonslip tiles. there is a non slip shower mat available to guests.
- The double room has a metal framed bed with a chair and two sets of draws. Access to the shower room is level. The floor has non slip tiles and the sink has a pedestal with a lever tap.
- Both ensuites have ceiling spot lights with seperate extraction systems.
- there is a sofa bed on the landing outside the bedrooms that can be made up on request.
- The first floor is carpeted throughout.
- There are anti-allergy covers on the pillows and the matteresses have protective covers.
Bathrooms, Shower-rooms and Toilets
- please see bedroom notes.
Laundry/Utility Room
- The utility room is access from a doorway (30in) in the kitchen in the cottage. There is access to the garden via a wide door (36in) from this room.
- There is a seperate wetroom and toilet with pedestal washbasin that has lever taps.
- The utility sink has a mixer tap with a lever control.
- The floor is non slip tiles.
- This is an excellent drying area for clothes – hanger is provided.
Garden
- the garden to the left and rear of the property are available for the use of guests.
- Paths are flagged and there is a flagged patio as well as a gravel one.
- The large open lawn area has a swing and pation furniture.
- There are three steps up to the lawn in one part of the garden but acess can be made via the lawn that wraps around the house.
Additional Information
- We welcome assistance dogs but request they are not allowed on the furiture.
- Exercise is permitted in the gardens and around the farm yard but a lead must be used as we have farm animals wandering free.
- Local GP is at Market Drayton 01630 652158.(3 miles)
- Hospitals at Shrewsbury(17 miles) and Telford (14 miles)with A&E facilities.

Future Plans
- We plan to build a further utility area at the owners side of the building to give sole use of the current facility to guests.
- Permanent ramps and support bars will be fitted to entrance doorways.
- We eventually plan to create a self-contained suite of rooms with unrestriced access.
